“The Language of the Deal”

Few agents realize that the words of today’s buyers have changed. The newer agents are told to trust the systems and the training and that will propel them into a massive sales stratosphere.
Training is good and prevalent in real estate. Without it, we wouldn’t venture into the appointments. It gives some level of competence and is a start to relieving new agent anxiety. BUT, it’s not the recipe for success. Let me explain:
Success requires an attitude and belief in one’s personal intentions. Something you decide to do well must be contemplated very early in the success cycle. Taking the training comes along the way. Experimenting has a lot to do with taking that training and failing enough to become better than most in your vocation!
So, at the end of the day you’re left with some training, some experience, some competency and better than average confidence.
What could possibly be missing?
Language….conversation…communication…
Learn it and you will be the exception to the rule of persistant failure. YOU will be the successful one!
Today, the “language of the deal” is the conversation to listen for with your buyers! Virtually no other conversation with your buyers is worth listening to. Inside the words of the buyer are the answers to the sale. Bill Shatner says it so eloquently…his role as the secret agent is so much fun to watch…he does motivate and influence, doesn’t he?

Breaking the ICE

HELLO my name is Bob.
Have you found that it is more difficult to start the conversation than keep it going?
Could it be that you are the most knowledgeable real estate agent in your market and no one knows how much you know because that High “I” style is just not your gift?
You have the gab, just not the gift of gab…you know, just can’t seem to kick it off?

By now, your thinking of how this thing could put you out there…right where you wanna be….let’me finish the post with one little story!!!
So, I was wearing my red sticker after one of those fun EARLY morning networking events and I don’t drink the coffee there (that’s another story) and stopped by my third place to pick up a cup of Pikes double vanilla 1 7/8 inches room and FORGOT I had the sticker on…
Well, my game was totally on after 90 minutes of speed dating and infomercializationing…so, Carrie the Counter Gal says to me…three steps from the counter…”Good mornin’ BOB !!!” loud so everyone can hear and the announcement stopped them from telecommuting…I did not know Carrie very well and defitely not on a first name basis…BEFORE today!
I took the conversation to the highest level…enthusiastically connecting and finishing with the hook…let me know if I can ever help you! She asked…”So, what do you do, BOB?” I had to tell her…just in case she needed a real professional to help or whatever…
Went right over the office supply store, picked up a pack of 100 and a Sharpie. Total new marketing line item expense, $1.45 per month…huh? Where am I going to get that kind of money for marketing?
I have my daughter write my name on the tags now…you should see their faces when they think I can’t write…we put little quotes under my name…you know motivational…everybody can’t what to see what I’m wearing…now, it’s a fashion statement…who would have thought?
Love to hear what you think of my new IDEA to turn Socializing into a Simple little Nudge Technique (Permission…if they talk first, you have permission to be brilliant!).

Leadership is learned behavior and can be taught to you through trainers, mentors, consultants and coaches.
At the end of the day, you can find a winner by the amount of hard work he/she has invested to earn the distinction of success.
These times will surely test the new and experienced agents in our marketplace.

Killing the Entrepreneur Spirit

You can’t kill a True Entrepreneur or even keep one down for very long…it’s a fact!
Bad news just makes them think harder about better solutions. Bad media just makes the true go-getter, get more! Bad stimulus just forces the true achiever find the loopholes, first! Even if they are fewer and fewer.
Yes, the title of the post is ugly. And, that’s what true entrepreneurs do…fight ugly with ugly! When the government proposes to take away the American Dream…well, strike or be striken!

All Aboard the REO Railroad!

Banks, lenders and investors may be perplexed by the mighty impact from the new administration…

Mondays can be Power Days

Going to the office on Monday as a new real estate agent usually means spending the day figuring out what to do. The more experienced agents tend to put out fires and the ones just out of training or boot camp tend to be fully energized to prospect or do some marketing thing.
If you want to look forward to your Mondays, set the day for prospecting and business generating activities. Don’t necessarily follow the leaders in your office. They may not be reaching their potential by putting out those fires on Monday.
Yes, it’s good to have fires to put out and you might find that when you select Monday to prospect, the fires were really false alarms. Keep your business agenda aligned with the new landscape of real estate and you will find power in looking forward to your Mondays.
A good way to keep yourself accountable to your goals is to create some accountability and oversight.
Where have your heard that before?
The oversight would be the feed back mechanism for you and your ability to access your power!

Super Bowl Prediction

If you want to know who is going to win just ask the players. After you get 90 responses all ending in the same words…”We will”. You will decide that you probably don’t have enough information to get your answer. Then you might go and research all the statistics on probability of outcome fo the Super Bowl base on things…like; defensive rank, players salaries, warm team versus cold team, outdoor vs. indoor, on and on.
You could research and interpret and assimilate for weeks. Two to be exact. Only because we didn’t know the names of the teams until two weeks before the game. Now, if you want to know who will win. Ask the players. They will tell you only you will need to listen carefully to not just the words but the place the words are coming from…behind the mouth and deeper into the conscious. That’s where winning is found.
Since both Head Coaches have been instrumental in winning recent Super Bowls, the real answer has to be with the players and how long they can hold on to their own spoken words.
One other little secret is to count the real on-field leaders for each side. If you come up with a tie, then whoever has more true leaders on defense will win. So let’s say for example, the Cardinals have Kurt Warner, Larry Fitzgerald, Edgerin James, Bertrand Berry, Karlos Dansby, Dominique Cromartie, and Antrell Rolle as bonified leaders. That’s seven. Out of the seven there are four on Defense and the strongest of all six are actually on offense.
Now, take the Steelers who have Ben Rothlesberger, Hines Ward, Willie Parker, James Harrison, James Farrier, Troy Polamalu and Santonio Holmes. That’s seven, three defense and four offense.
It would appear by the formula that Arizona wins with defense. I don’t think that is what the media has led us to believe the way this Super Bowl will unfold. So, how did the the Steelers did record the best statistical defense in the entire league?
Well, atleast the two best teams are playing for the title. How do we know that? Simple…7 on 7. No one else in the league even came close to that regardless what the salaries were in 2008.
Here it is…my prediction: Steelers Win.
And here’s why…
Some leaders have super-human mental abilities. They have the ability to get others around them to play completely out of their minds! Valuable influence has help us all achieve something we hadn’t thought of achieving.
Watch this game as you see the players who are playing so far above their assumed potential and you will immediately know the outcome. You might think to yourself, “That guy is not that good, who does he think he is?” or “Where is all that coming from, this guy hasn’t caught a pass in two months” or “OMG, the guy hit that guy like he had no respect for his body and what an unbelievable tackle!” The are the words that count when predicting the outcome of a big game.
Even if there is no letdown by either team, one team will play so far over their heads that it will look like an unfair matchup. This by the way is usually the way most Super Bowls turn out after the good commercials have aired.
For tomorrow, it will be fun to watch who fires who up and which players have reached beyond themselves. For me, the first two or three “unbelievables” that I say, actually, the reason I pick the team I picked was because in the last two games of the playoffs, I said it more when Pittsburgh played than I did when Arizona played.
Unbelievable is a clue for winning or having success. What usually follows is a smaller word, “Yes1″
Now, if only we could figure out how to start with “Yes” and achieve “Unbelievable”.

Real Estate Agents’ GPS

Goals, Paths and Starbucks…GPS…
“Muriel, this GPS is recalculating again!?!?…where did you get this thing?”
“Rodney, there are 7100 Starbucks…I don’t think you were specific enough, my dear.”
Rodney says, “I guess I should have programmed a more direct path to my favorite Starbucks.”
Muriel retorts, “Uh, yeaaahhhh…and put that thing on mute, I’m tired of listening to recalculating, recalculating, recalculating.”
When you want to reach any destination using physical or physiological efforts; your first map should be done personally and in your mind. Set your intentions and mental destinations with clarity and definite purpose and design.
Rodney could have begun with a street address, a time to arrive and an emotional attachment to his outcome.
Try this approach to setting 2009 goals and your recalculating will be minimal. Better than that, your flight path will seem achievable and worthwhile. Celebrate with a double shot, skinny vanilla latte!

Are you an Action Figure?

Or…are you just poseable?
New real estate agents and experienced ones alike should consider reviewing the actions that they regard as highly productive versus the activities that they emerse themselves in without questioning the intended results.
Action versus Activity:
Taking specific actions that lead to predetermined results makes good sense. Giving time to activities just because they are or have been known as precursors to events that lead to a predictable response to another relevant activity sounds too much like discourse.
The fastest course to your personal outcomes is always by directed action. You are the Action Figure! When you are all wound up, do you take directed action or do you just become a part of the activity pool posing as the nearly out of energy to remember what it was you came for?
Where you spend your time might be the first step to realizing where you sincere efforts are being lost. A good quote I heard sometime ago that tends to bring a little urgency to the actions I take was this: “What’s time to a pig?” Well, for the life of a pig or hog, the span is measureable since every pig or hog’s intention is to become a New Years day meal. The end is predictable so time is not too important. When he is fat enough the end will be justified. So…for the ham dinner…time has no importance!
For you, time should be quite precious and your actions should be equally precious. Spend your time and your actions directly on precious intentions and premeditated outcomes.
It is January 2009 and President Elect Obama probably will be a great role model for those who haven’t seen a real live action figure. He is charged and ready to act. Are you? If you need help with this, a real estate coach could be the best investment you make in 2009.
